Made by a working carpentry and remodeling contractor.

A clear proposal does two jobs. It helps you win the work, and it prevents arguments later about what the price included. This template is laid out the way a working remodeling contractor writes bids: scope first, then what is in and out, then the price, the payment schedule and an acceptance page.

The 8 pages

  1. Cover and proposal summary: your logo, client, project, proposal number, total and valid-until date
  2. Scope of work, area by area or phase by phase
  3. Inclusions, exclusions and allowances, with editable examples
  4. Price summary: labor, materials, subcontractors, permits and fees, disposal, markup, contingency, tax and optional add-ons
  5. Payment schedule and timeline, with example milestones you edit
  6. Terms and conditions, with example language to replace with your own
  7. Acceptance page with signature lines
  8. How to use this template (delete before sending)

How to use it

  1. Open the .docx in Word, or upload it to Google Drive and open it with Google Docs.
  2. Replace the [bracketed placeholders] and add your logo.
  3. Describe the job and copy in the subtotals from your estimate.
  4. Save as PDF, send it and get the acceptance page signed.

Why exclusions matter

Most disputes on residential jobs start with an assumption: the client assumed painting was included, or the contractor assumed the client was buying the fixtures. Writing exclusions and allowances down, in plain words, before anyone signs is the simplest protection there is. The examples in the template give you a starting list to edit for each job.

Questions

What files do I get?

Bid-Proposal-Template.docx (Word or Google Docs), a print-ready PDF reference and a README.

Does it calculate prices?

No. Price the job in your estimate first, then copy the subtotals in. Our Contractor Estimate Template does the math.

Can I use it for subcontract bids?

Yes. Edit the scope and terms to fit; the structure works for most residential trade bids.
