2027 Home Maintenance Checklist by Month
A house is easier to look after in small pieces. Twenty minutes a month catches most small problems before they turn into repair bills: a slow leak under a sink, a clogged gutter, a dryer vent full of lint. This checklist spreads the year's routine tasks across twelve months so no single weekend has to carry it.
The timing below assumes a typical four-season climate. If you live somewhere warm, move the freeze-related tasks or skip them; if your winters start early, move fall tasks earlier. Always follow your equipment manufacturer's instructions where they differ.

Month by month
| January | Test smoke and CO alarms. Check the furnace filter. Look for ice dams and drafts at windows and doors. |
| February | Check the attic for frost, leaks or signs of pests. Clean the range hood filter. Check caulk around tubs and showers. |
| March | Book air conditioning service before the busy season. Check the sump pump. Look over the roof and gutters after winter. |
| April | Clean gutters and downspouts. Walk the outside of the house: siding, trim, foundation cracks, grading away from the house. |
| May | Clean the dryer vent. Check outdoor faucets and hoses for leaks. Check window screens and door sweeps. |
| June | Check the deck, railings and stairs for loose boards or fasteners. Replace the HVAC filter. Test GFCI outlets. |
| July | Test smoke and CO alarms. Check under sinks for slow leaks. Clean refrigerator coils. |
| August | Check exterior paint and caulk before fall. Trim plants back from the house and the AC unit. |
| September | Book heating service. Check weatherstripping. Clean gutters again once the leaves start. |
| October | Disconnect hoses and shut off and drain outdoor faucets before freezing weather. Check the chimney or vents if you use them. |
| November | Replace the HVAC filter. Check that you know where the main water shutoff is and that it turns. Clear leaves from drains. |
| December | Watch for frozen pipes in unheated spaces. Check the water heater area for leaks. Write down what got done this year. |
Every month
- Look at the HVAC filter and replace it when it is dirty or on the schedule your system calls for.
- Run water in rarely used sinks and tubs so drain traps do not dry out.
- Glance under sinks and around the water heater for drips.
Keep a record
The most useful habit is writing it down: the date the filter was changed, the furnace model number, who serviced the AC and what they found. A simple service log helps when something breaks, when a contractor asks when it was last done, and when you sell the house.
